How to Motivate Homebuyers With Fantastic Photography

Photos of homes for sale have a lot in common with photos on dating sites. You need flattering ones if you want to attract the most amount of attention from lookers. And while photos that look natural work best, that doesn’t mean you can’t dress them up a bit.

Buyers want to find a home that they can picture themselves living in. Simple things can be done to give your house a more ambient look. You can create this vision using properly staged photos.

Organize, Clean, Repair 

Begin by organizing. Remove objects, like toys and newspapers, and personalized items and décor like family pictures or sports trophies. For potential buyers to picture themselves living in your home, you have to remove anything that reminds them that your family lives there.

Next, clean like your boss is coming for a visit. Shelves must be dusted, coffee tables should shine and mirrors need to be free of streaks. Potential buyers notice the smallest things in photographs, like the number of dishes in the sink.

Take care of any needed home repairs that could show up in photos. There is nothing less appealing than a “work in progress” photo. Also, consider removing outdated wallpaper or other features that might make the home appear old. Even simple updates can transform bathrooms and kitchens into real head turners.

Once your home is in tip-top shape and sparkling clean, it’s time to set the stage for some photographs. Some tips: 

Tell me about your home’s best features. Maybe it’s how the sun shines on a bowl of fresh fruit on the breakfast table every morning, or how nice the fireplace glow looks from across the room. What time of day does your landscaping and yard look the prettiest?

Use natural light and lamps to your advantage. When rooms are brightly lit, they give off a more aesthetically pleasing feel and appear larger in pictures.

Expect the photographer to take multiple photos of each room, using different angles. Most multiple listing service websites let you post dozens of photos. More photos usually lead to more requests for walk-throughs, putting you right where you want to be.
